- Debt-to-Income Ratio (DTI): The standard FHA guideline is 43%, though higher ratios may qualify with compensating factors like significant cash reserves or a strong history of on-time payments.
- Employment and Income: Lenders need to see consistent, verifiable income. Plan to provide two years of tax returns, W-2 forms, and recent pay stubs.
- Primary Residence: FHA financing is only available for homes you intend to live in. Investment properties and second homes are not eligible.
- Mortgage Insurance: All FHA loans include an upfront mortgage insurance premium (UFMIP) of 1.75% (typically financed into the loan) and an annual mortgage insurance premium (MIP) added to your monthly payment.
