Super excited about this one. Borrower came to me for a second opinion because his max payment was tight and he had talked to a lender and felt the rate was kind of high. He found a condo he wanted to write an offer on but needed the numbers to work.

I was able to get a rate 1% lower than the other lender. Difference of $180/month. Realtor wanted to do a quick close to make offer look good. Other lender said they needed 3 weeks, I said give me 2.

11 days from disclosures to clear to close on a Condo with an appraisal. Who said brokers can’t close quick? ...

Crazy day today. Had a file that faced some challenges out of our control. The house had tenants from hell that wouldn’t allow appraiser or inspector in the property, so we had to do our appraisal last minute. It came in just in time to meet closing, but got hit with a lovely surprise: the tenants stole the stove and also broker a window before moving out, so we had repair conditions added right before closing.

Realtor rushed to get those taken care of and we got our clear to close last night. Buyer really wanted to close before the weekend, but the issue was he was working in Surprise and title was in Tempe, so he couldn’t make that happen in time to close. So we came up with the last minute plan to sign at my office so I could scan all the documents and send them to closing/title myself to ensure we met the wire cutoff. Just barely made it, but we funded/recorded today and buyer couldn’t be happier.
