  • Employment and Income: Steady, verifiable employment is required. Expect to provide two years of tax returns, W-2 forms, and recent pay stubs. Self-employed Dallas buyers whose tax returns understate their real earnings often find a bank statement loan produces stronger qualifying income than an FHA file would.
  • Primary Residence: FHA loans are limited to primary residences. Investment properties, second homes, and vacation properties do not qualify.
  • Mortgage Insurance: FHA requires an upfront mortgage insurance premium (UFMIP) of 1.75% of the loan amount (usually financed into the mortgage) and an annual mortgage insurance premium (MIP) added to your monthly payment. Many Dallas homeowners eventually refinance into a conventional loan to drop that monthly premium once their equity position supports it.

  • SETH 5 Star Texas Advantage Program. Offers up to 5% of the loan amount as a forgivable community second loan, forgiven after three years. Compatible with FHA, VA, USDA, and conventional financing.
